AAMD's Award-Winning Education Program 

The AAMD's award-winning Education department offers the following National Apartment Association Education Institute (NAAEI) designations to further enhance your career. 

In addition to the classes being offered at the AAMD Education Center, CAM and NALP can be earned online.  See links below for more information.

Certified Apartment Manager (CAM) 

The CAM Program is designed to enhance the skills of the apartment manager, resulting in better managed more profitable rental properties, improved resident retention rates, and increased employee productivity. Programs may be taken as stand-alone seminars or in full to earn the industry designation. CAM is also available online through the National Apartment Association website www.naahq.org.

CAM Required Coursework:

  • Management of Residential Issues
  • Legal Responsibilities
  • Human Resource Management
  • Fair Housing
  • Marketing
  • Property Maintenance for Managers
  • Risk ManagementFinancial Management
  • Research, Analysis, and Evaluation
  • Receive a passing score on a 2-part proctored exam.

CAM candidates must have:

  • worked in the apartment industry for at least 12 months (to be obtained during the candidacy period for CAM)
  • successfully completed the nine courses (which total 55 ½ hours)
  • meet all examination requirements within 24 months of declaring candidacy for CAM (CAM Online must be completed within 12 months of declaring candidacy for CAM).

Certified Apartment Supplier (CAS)

The Certified Apartment Supplier course runs alongside the CAM Program and is designed as an opportunity for suppliers to hear the everyday challenges faced by the apartment manager customer. The CAS program develops the Apartment Supplier's knowledge of residential property management, apartment community cash flow and budgeting, and risk management. The course is ideal for new salespeople as well as veterans of the industry. Programs may be taken as stand-alone seminars or in full to earn the industry designation. 

CAS Required Coursework:

  • Management of Residential Issues
  • Risk Management
  • Financial Management
  • Fair Housing

CAS candidates must have:

  • complete the Supplier Success course
  • worked in the apartment industry for at least 12 months in a supplier role
  • successfully complete the four required courses (which total 26 hours) 
  • meet all examination requirements within 24 months of declaring candidacy for CAS.

Certified Apartment Maintenance Technician (CAMT)

Maintenance expenses are the single largest controllable element in any operating budget. This course is designed as an introduction for new maintenance professionals or as a refresher for the veteran employee, to give these professionals the knowledge and tools necessary to run an effective maintenance program. Programs may be taken as stand-alone seminars or in full to earn the industry designation.

National Apartment Leasing Professional (NALP)

The NALP Online Course provides affordable, convenient, self-paced training for both new and experienced leasing consultants. This interactive NALP Online Course takes advantage of the online medium to create an engaging, effective learner experience.

This module includes the NALP Online Reference

NALP Candidates must have:

  • worked in the apartment industry for at least six months (to be obtained during the candidacy period for NALP)
  • successfully completed the required online coursework
  • meet all examination requirements within 12 months of declaring candidacy for NALP.

Certified Apartment Portfolio Supervisor (CAPS)

Take the next step in your professional development and become a certified success by earning your Certified Apartment Portfolio Supervisor (CAPS) designation. NAAEI’s CAPS program is an in-depth review of property management principles and techniques as used by the professional supervisor.

CAPS training is one full day of classroom training per month on the third Friday of the month for five months.

CAPS Required Coursework:

  • Legal Responsibilities and Risk Management
  • Financial Management
  • Property Performance Management
  • Property Evaluation and Due Diligence
  • Effective Leadership

CAPS Candidates must have:

  •  worked as a multi-site supervisor for 24 months or be a CAM, ARM or RAM designate in good standing with 24
  • months of management experience
  • successfully complete the five CAPS modules (which total 40 hours)
  • meet all examination requirements, within 24 months of declaring candidacy for CAPS.
