2026 Hall of Fame: Teo Nicolais

Real Estate Entrepreneur, Educator, and AAMD Advocate

The first line of Teo Nicolais's professional bio says it plainly: "Teo Nicolais is a real estate entrepreneur who loves to teach." In an industry built on transactions, Teo built his career on something rarer: a genuine, sustained commitment to sharing what he knows.

The numbers are striking. Teo has taught more than 8,600 students at Harvard University, where he lectures on real estate markets, the future of cities, and how AI is reshaping the built environment. He holds a Master of Science in Real Estate Development from MIT, where his 346-page thesis earned the Real Estate Center's award for Thesis Excellence, the longest thesis ever published there. He holds nine professional designations and is one of only 17 people in the world to simultaneously hold three of the industry's most prestigious: CCIM, CPM, and CRE.

For more than a decade, Teo has been AAMD's most persuasive advocacy voice, testifying seven times before Colorado legislative committees. He has served on 11 boards and committees, including as a Director of the U.S. Fund for UNICEF, on the boards of both AAMD and CAA, and currently as NAA's Region 8 Vice President. He has given 48 speeches and written publications, provided 39 news interviews, and spoken in Portugal, Denmark, Canada, and cities across the United States.

Those who know Teo know the numbers are only part of the story. He is inquisitive, present, and genuinely interested in the people around him. He listens as well as he speaks and carries himself with integrity from start to finish of every endeavor. His MIT thesis included three pages of acknowledgments, because that is who he is.

At home, Teo is a devoted husband to Jennifer, whom he calls "the inspiration of my heart and soul," and a proud father to Apollo, 3, and Amelia, nearly 1.

AAMD's 2026 Hall of Fame induction is a fitting recognition of a career defined by accomplishment, generosity, and an unwavering belief that the best investment you can make is in the people around you.
